Establish a 'one size fits all' Section J compliant construction solution.

Modspec’s Performance Solution Handbooks are specifically designed to speed up workflow and save costs for modular construction companies with standard design programs in the commercial, education, mining, aged care, sports, government and defence sectors. Class 3-9 modular buildings are our specialty, and we offer a unique upscaled Section J J1V3 process to establish a 'one size fits all' construction solution for your design program, optimised for cost and thermal-performance.

Ultimately, this saves time & money and ensures the buildings you manufacture meet best practice industry standards for energy efficiency. Our process will confirm Section J compliance is achieved for the included building designs across select regions of Australia. In doing so, the resulting handbook can effectively offset ongoing compliance assessment & building production costs, whilst eliminating the confusion and excessive coordination time associated with obtaining Section J outcomes on future jobs.

Modspec Performance Solution Handbook

Our Process...

NCC J1V3 for standardisation.... the J1V3 approach allows assessors to work closely with design teams and fine-tune Section J requirements to align with build requirements. This is what we do, but we scale it. We can address the inefficiency of project specific assessments when working with generic building designs and we make sure to align Section J requirements with your production workflow, to enhance efficiencies and provide you with the most cost-effective, and suitable construction spec to meet performance requirements.

Stage 1.
Initial Verification / Check

We provide a preliminary Section J: J1V3 review – multiple orientation compliance review against the most extreme weather file per climate zone for the selected building(s).

Stage 2.
Enhancements

1.       Review options to achieve compliance for worst case scenario from stage 1.

2.      Confirmation that the required upgrades for minimum compliance are suitable and cost-effective for client.

Following stage 2, its a good time to quickly compare the established construction solution against deemed to satisfy minimum requirements. From this you can understand the cost/production advantages and weigh these up before moving onto stage 3.

Stage 3.
Conclusive Assessment

This is the expensive and time consuming part of our assessment scope. Here we simulate all designs in all orientations against all weather files selected.

Stage 4
Reporting

Compliance results are summarised for all selected weather files for final building construction requirements. You receive a final Modspec Performance Solution Handbook delivered as a PDF via email.

Handbook FAQs

How should the handbook be used?

Compliance results are organised into a easily readable compliance matrix, which you and your team can reference on future projects. The handbook can be used for approvals and you no longer need site specific or project specific Section J assessments to accompany future projects, providing the project matches the criteria we've assessed in the handbook.

How do you optimise the construction requirements to improve overall thermal performance and offset build costs?

We work closely with your design and production team to benchmark the thermal performance of your standard construction against the NCC2022 Section J standards. From here, we collaboratively review possible changes to enhance energy efficiency and reduce production costs with respect to materials and labour. We sample several options in a variety of weather files and site orientations to ensure that compliance is maintained across the region(s) selected for the assessment. Once we can confirm the established construction solution will save you costs and enhance your workflow by eliminating confusion and coordination time for Section J on future projects, we can move ahead and create your custom Section J handbook.

Can the Handbook be updated for future code revisions (NCC2025)?

Yes, the National Construction Code changes frequently and we can help you stay ahead of the curve. Changes to Section J in NCC2022 had minor impact on the building fabric requirements and as such any NCC2019 handbook can be updated to reflect the latest code without hassle. For future revisions of the code where there are significant changes to construction requirements, the buildings will need to be reassessed against the new provisions, however with all the information on file at Modspec, this handbook update will come at a fraction of the cost, setting you up for years of efficient production and better value management.

Why not standard DTS or J1V3 assessments?

A performance based assessment allows us to take a more in depth look into the thermal performance of your design(s) to identify cost-effective building envelope changes that have large positive impact on performance. In certain cases, we can avoid costly upgrades that would be required under the Deemed to Satisfy requirements, as prescribed in Section J (non-performance solution assessment). As such, we can ensure the resulting Section J requirements closely align with your preferred construction workflow. Our scaled up method of undertaking a J1V3 assessment addresses the apparent industry-wide challenges surrounding Section J due to the increasing stringency of building fabric requirements in the National Construction Code, and inefficiency of project specific assessments for volume builders with generic building designs.
