We offer simple, quick and effective energy efficiency compliance assessments, and in depth technical consultancy for building fabric optimisation. See our list of services below.
The Deemed to Satisfy method provides a set of prescriptive minimum requirements for the building in order to achieve compliance with the building regulations. This method offers a straightforward approach and we can outline the specific materials, design and construction techniques necessary in order for the building to meet the minimum standards. It’s important to note, this approach may lack flexibility and result in higher building costs compared to alternative performance based compliance solutions (J1V3).

Performance based assessments, also known as 'verification using a reference building', is a method prescribed in the National Construction Code (NCC Volume One) that allows flexibility around design choices involving your building envelope fabric. Instead of following the prescriptive requirements, this approach requires a thermal model to be assessed to demonstrate the proposed building design will perform equal to or better than a reference building that meets the Deemed-to-Satisfy criteria. It relies on computer simulations and modelling to assess the building's performance in terms of energy efficiency, thermal comfort, and other relevant criteria. This method enables a more custom design approach while ensuring compliance with the NCC's performance standards for energy efficiency.
Whether you need a consultants advice to ensure your project meets relevant guidelines, or need additional reports to satisfy planning permit requirements, we can help.
Suited to modular construction companies & volume builders, Modspec offers regional performance solution assessments to benchmark minimum Section J compliance requirements across multiple climate zones. Establishing a suitable and standardised solution optimised for cost efficiency and performance can increase project margins and production efficiency, providing end to end modular builders or volume builders with a significant edge in the market. Get in touch with us to learn how you can establish a ‘one size fits all’ Section J compliant construction solution.

This performance based assessment, also known as 'verification using a reference building', is a method prescribed in the National Construction Code (NCC Volume 2) that allows for much more flexibility around design choices involving your building envelope fabric. This method enables a more custom design approach while ensuring compliance with the NCC's performance standards.
We offer multi-tier flexible support packages. This optional subscription accounts for day-to-day ESD support for you and your team. We can provide a client dedicated email account and account manager for all enquiries, and are able to assist at any time, whether for meetings, phone support, or informal messaging. Consider us your inhouse ESD team. We bill this monthly so there's no need to manage quotes or fee acceptances for the assistance we provide in addition to our regular assessment services.
If you’re after a voluntary rating or any other service in the ESD realm that is not listed alongside our main services, drop us an email. Our primary services are limited to those we’ve designed our project management system around, so we don’t advertise an extensive range. However, as ESD consultants with experience in commercial and residential sustainability and compliance, we'd love to assist anyway we can.
A sustainability assessment tool for residential buildings located in NSW that aims to reduce environmental impact, ensuring your project meets certain minimum standards for water, energy efficiency, thermal performance and material embodied energy.
An assessment tool that is built and maintained by the local government for planning in Victoria. This tool evaluates various aspects such as energy efficiency, water, transport, materials and indoor environmental quality to promote sustainable development practices early in planning stage.
We can provide calculations to analyse occupant thermal comfort, daylighting, GHG emissions, & energy consumption.
This assessment measures the environmental impact and carbon footprint of a building, including materials, process and services throughout the entire lifetime of the proposed building, starting from the extraction of raw materials to final demolition and disposal.
